• India's REIT regulations were introduced over a decade ago, with the first listing, Embassy Office Parks REIT, occurring in April 2019. Since then, four more REITs have listed, all initially sponsored or co-sponsored by foreign investors.
• Despite the growth, India's REIT ecosystem is significantly smaller than established markets like the US, UK, Australia, Japan, and Singapore. The total market capitalization of Indian REITs is around $18 billion, a fraction of the global total of $1.9 trillion.
• Indian REITs represent only 0.2% of the total market value of all listed equities, a much lower proportion compared to countries like the US (1.9%) and Singapore (13.9%). This indicates a substantial gap for India to become a major player in the global REIT landscape.
• Indian REITs have successfully managed assets worth approximately Rs 2.35 lakh crore and distributed over Rs 26,700 crore to unitholders. However, the investor base remains limited, with only 3.3 lakh unitholders.
